Fluid-applied roof restoration in Dallas–Fort Worth Restore the roof you have.
Every roof system we sell comes with a full labor-and-material warranty backed by the manufacturer.
Most commercial roofs in North Texas don’t fail all at once. Seams open, fasteners back out, flashings split, and the surface wears thin under sun and hail. When the roof underneath is still sound, a fluid-applied restoration system can seal those details, renew the surface, and add service life without a tear-off. Ramtech Roofing is a veteran-owned commercial roofing contractor in Fort Worth. We inspect, specify, and install silicone, acrylic, and urethane fluid-applied systems for buildings across Dallas–Fort Worth, Waco, Austin, and Houston / South Texas.
Some people call this a roof coating; it isn’t paint, it’s a fully reinforced, manufacturer-warranted fluid-applied roof system. Read the overview of all our options on the commercial roof restoration page.

Restoration or replacement? Start with the roof you have.
A fluid-applied restoration is only as good as the roof it goes on. Before we recommend one, we look at what is actually there: aerial documentation of the whole roof, an on-roof inspection of seams, penetrations, drains, and edges, and targeted verification of problem areas. Potential restoration candidates receive a no-charge thermal inspection to help locate possible trapped moisture for closer checking.
A roof is usually a good restoration candidate when the deck and attachment are sound, wet insulation is limited and can be cut out and replaced, and the existing membrane or panels can still be repaired and prepared.
Restoration is the wrong answer when insulation is widely saturated, the structure is compromised, or the system has reached the end of what repair can fix. Then we tell you, and explain why replacement or another commercial roofing option makes more sense.

Silicone, acrylic, and urethane: what each one does.
There is no single best system. The right chemistry depends on the substrate, drainage, foot traffic, and what you need the roof to do.
Silicone fluid-applied systems
Silicone resists ponding water and UV exposure, which matters on low-slope roofs in DFW, where spring storms can leave standing water. High-solids silicone is the system behind most of our documented restorations, including aged PVC, modified-bitumen, and metal roofs. Silicone can be harder to top with other products later and can hold dirt, so we plan for that in the specification and the maintenance plan.
Acrylic fluid-applied systems
Acrylics are water-based and highly reflective. They are often a cost-conscious choice for roofs with positive drainage, such as sloped metal. They are not the right fit where water ponds for long periods, so we show you where water sits on your roof before recommending one.
Urethane fluid-applied systems
Urethanes are tough and impact- and abrasion-resistant. They are used where a roof sees foot traffic, mechanical equipment, or more physical wear, and sometimes as a base coat under another system.

Which roofs can be restored?
Metal roofs
Aged standing-seam and through-fastened metal roofs are among the best restoration candidates. The work is in the preparation: treating rust, addressing fasteners, sealing seams and laps, and detailing penetrations before the restoration system goes on. See a documented metal roof restoration at an East Texas manufacturing facility and a metal roof restored while an office and warehouse center stayed open.

TPO and PVC single-ply roofs
Single-ply membranes can be restored when they are well attached and still repairable. Seam and detail work comes first. Some TPO and PVC repairs are best done by heat-welding new membrane to the existing sheet, and we use that approach when it gives the better result. See an aged PVC roof restored with high-solids silicone.

Modified bitumen roofs
Mod bit roofs often reach restoration age with blisters, open laps, and worn granule surfaces. After repairs and preparation, silicone restoration can extend their service life. See a modified-bitumen restoration at an occupied medical facility and a single project covering metal, TPO, and mod bit sections.

Built-up roofs (BUR)
Gravel-surfaced and smooth built-up roofs can be candidates once loose material is addressed and the surface is prepared to the manufacturer’s requirements. Moisture and surface condition decide suitability, so verification matters most here.
How we handle repairs before and alongside a restoration.
Ramtech handles most repairs with fluid-applied products, and every repair gets its own written spec and scope, so you know what is being fixed, how, and with what. We repair with like materials when that gives a longer repair window, and on TPO and PVC a heat-welded repair is sometimes the right call. Repairs carry a 1-year workmanship warranty. Our restoration process.
- Inspect and document. Aerial imagery, on-roof inspection, and, for potential candidates, a no-charge thermal inspection, with targeted verification of suspect areas.
- Recommend and specify. A written recommendation to repair, restore, or replace, plus a restoration specification and scope covering surface preparation, repairs, detail reinforcement, and the product to be applied.
- Repair and prepare. Remove and replace wet material where needed, repair seams, flashings, and penetrations, and clean and prime to the specification.
- Apply. Install the specified fluid-applied system to the approved specification.
- Document completion. Photo documentation of the finished roof, plus the manufacturer inspection the warranty requires.
- Maintain. Keep the roof on a schedule with an ArmorCare® maintenance plan.

Warranty: manufacturer-backed, labor and material.
Every roof system we sell comes with a full labor-and-material warranty backed by the manufacturer. Ramtech will not sell a roof system that can’t carry that warranty.
On manufacturer-warranted restorations, Ramtech’s 2-year workmanship warranty covers the period the manufacturer requires us to stand alongside them, then the manufacturer’s 10-, 15-, or 20-year warranty continues. The approved specification, the required manufacturer inspection, and the issued warranty set the exact term and coverage, so compare the written terms, exclusions, and maintenance requirements, not just the number of years.
Small repairs are different: they carry Ramtech’s 1-year workmanship warranty.
What does a commercial roof restoration cost?
Cost depends on roof size, substrate, the amount of wet material to replace, detail work, system chemistry, the specification, and the warranty term. Two roofs of the same size can need very different scopes, so after the inspection you get a written scope you can compare side by side with replacement.
